Studio Rules / Guidelines
Minimum 2 Hour Booking Time
NO SHOES ALLOWED
Booties are provided. Only clean shoes worn by models/talent are allowed for shooting purposes. Rugs cannot be walked on dirty. A fine of $100 cleaning fee if not followed.
PETS
No pets allowed in this space. $100 fine will be charged if ignored.
CLIENTS/GUESTS
Guest count must match your requested booking. Failure to pay for additional guests will cost a fine / eviction.
FURNITURE / PROPS
All furniture and props can be moved - MUST return everything back the way it's found. Mirrors leaning against the wall CANNOT be moved - they are not mounted and will be charged for damages. Mobile walls may be moved at your own risk. If you are uncomfortable moving them, please ask the staff for assistance.
CLEANLINESS
NO EATING around or on the furniture - failure to do so will be fined $100 extra for cleaning fee. Guests can eat right outside the studio along the hallway. We can provide tables and chairs.
NO GLAM / PREP
No glam prep anywhere on the furniture including the dining table - all are considered props for content creation, film and photography usage only. Use folding tables and chairs (upon request) Any stains will result to cleaning fee + fine, billed to card on file. Guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Please respect the space and clean after use - broom and trash bags provided. There's a dumpster is in the back of the building, if you wish to throw trash after.
WALK THROUGH
A walk through is required before after each booking.
DAMAGES
Damages to any studio equipment and walls will result to replacement fee + cost, will be billed to the credit card on file.
OVERTIME
Overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Please plan accordingly.
3RD PARTY VENDORS
Guests are responsible for their 3rd party vendors - set up / tear down and assistance. All outside rentals must be vacated (outside the studios and hallway) by the end of booking time.
RESTRICTIONS
Guests are NOT allowed to shoot outside the studio. Please respect the house rules. This can cause eviction without refund. Guests are not allowed to use common areas and hallways in the building outside the studio.

Final pricing to be determined based on headcount
3-4 headcount +$15/hr
5-6 headcount +$30/hr
7-8 headcount +$45/hr
9-10 headcount +60/hr
11-15 headcount +75/hr
16-20 headcount +$90/hr
INSURANCE
Production companies and business entities may be required to provide a certificate of general liability insurance
NO CONFETTI / GLITTER ALLOWED
You will be fined an extra $100 cleaning fee.
IMPORTANT INFORMATION ABOUT MOVEABLE PROPS
2 Moveable wheeled flats: Be gentle when pushing the flats around.
One flat is 8x10 - Be aware of the height; it does not fit all areas of the ceiling.
One flat is 8x8 One moveable arch: Be gentle when pushing it around.
Moveable Arch: Make sure the sandbags are in tact to avoid the arch from tipping over.
MORE RULES
There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke as our facility is not ventilated. No Smoking or Vaping No Fog or Haze machines No drugs or illegal activities Guests must provide additional insurance and permits for all vendors Please respect our neighbors and keep noise to a minimum. The studio owners not liable for injuries. All ages are allowed in the space. Production insurance is not required. Nudity is allowed. Pornography is not allowed. Front door must be locked upon leaving the studio.
